a Good Faith Estimate, Pre-qualification,

gather the proper information over the
phone and fax or mail the necessary documents
directly to you. At Aspen Mortgage, the
customer can communicate with our staff

Any
way you choose to apply, Aspen Mortgage
can "Lock-in" your rate instantly.
If you close within your designated lock-in
period Aspen Mortgage guarantees that
the terms (rate and points) of your loan

Within
24 hours you will be sent complete documentation
relating to your loan, much of it already
filled out, for your approval and signature.
This package will include a Good Faith
Estimate of Settlement Charges, a Finance
Agreement, a Federal Truth-in-Lending
Disclosure statement, and a list of documentation
Aspen Mortgage requires to expedite the
processing or your loan. You will be
requested to return these documents in
a timely manner by mail or by our fax
number at 341-8447. |

Once
the processing center receives your application
they pre-screen your file based on Income
and credit worthiness. An Appraiser will
be commissioned to review the property.
A Loan Officer will be assigned to your
file acting as your point of contact for
any questions relating to your loan. Once
Aspen Mortgage receives your completed
application, the file will then be submitted
to underwriting. |

The
decision to approve or deny a loan is
based upon several basic factors: credit,
income, debt to income ratio's, cash savings
and property appraisal. The underwriting
process typically takes 2 to 3 days. If
any issues arise during the underwriting
process, your Aspen Mortgage Loan Officer
will immediately contact you with instructions
on how to satisfy underwriting conditions.

After
you have been approved, Aspen Mortgage,
will prepare the closing documents that
will be supplied to the title company.
Closing usually occurs within three days
of approval. The title company will contact
you and set up an appointment that is
convenient for you.
